We meet you at the property, walk every room, garage, attic and shed, and give you a flat, written price before anything is touched. No hourly surprises.
2. Sort keepsakes first
Nothing leaves until you say so. We set aside anything the family wants to keep — documents, photos, jewelry, heirlooms — and box it separately.
3. Donate what can be reused
Furniture, clothing, kitchenware and working appliances go to local Hudson Valley donation partners so the estate's belongings stay useful.
4. Recycle and dispose responsibly
Metal, wood, cardboard and electronics are separated for recycling. The rest goes to licensed transfer stations — never dumped.
5. Broom-swept and realtor ready
We finish with the home empty and swept out so you can list it, rent it, or hand over the keys the same week.

What to expect on pricing
Estate cleanouts are priced by volume and labor, not by the hour. After the walkthrough you get one flat number that covers the crew, the truck, the dump fees and the donation runs. If we clear less than estimated, you pay less. Executors and attorneys can get an itemized receipt for probate records.
Common questions
How long does an estate cleanout take?
Most single-family homes are done in one to two days. Larger properties with full basements, attics and outbuildings can take three.
Do we need to be there?
No. Many families are out of state. We can work from a photo list and send progress photos as we go.
What happens to the belongings?
Usable items are donated locally, recyclables are separated, and the remainder goes to licensed transfer stations.
